Platting: Plat filed in 1994; verified Category I; grandfathered from certain Edwards Recharge restrictions.
Annexation: The city of San Antonio has canceled annexation plans for this area.
Zoning: Not zoned. Currently outside San Antonio city limits by approximately 0.75 mile.
Rollback Taxes: Rollback taxes have already been triggered and will not apply to the new purchaser.
Environmental: Recent Phase I Environmental Assessment completed and available for review.
Utilities: None on. Well and septic allowed. SAWS has a 24" water main at the front property line. Sewer to NEISD Transportation Center. Electric appears to be on, but CPS records show it isn't.
281 Expansion: Texas Department of Transportation's (TXDOT) current long range plans show the expansion of 281 scheduled for the WEST side of the highway in this immediate area. The existing northbound lanes of 281 in front of these lots would become the northbound access road. The planned expansion of 281 to a freeway configuration is on HOLD. TXDOT future plans call for an overpass to be located at approximately the northern side of Lot 112. (See Wilderness Oaks expansion below). See TXDOT Map. Currently, traffic congestion has been reduced through additional turn lanes and traffic signals. A prospective purchaser of one of these lots should contact TXDOT directly for the most current information.
281 Driveway Access:
At the time TXDOT approved the plat, they granted a total of 3 driveways to
enter 281 from the seven lot plat. To date, one gravel driveway is in use to the
Mr. W fireworks stand. No permanent drives have been constructed.
Wilderness Oaks Expansion: The San Antonio Master Plan calls for Wilderness Oaks to connect to Summerglen Way, cross over 281 along the northern side of Lot 112, swing north around Sendero Ranch, cross Bulverde Road and continue east to the northern area of the proposed PGA Tour Resort. The remaining segments of Wilderness Oaks would be completed to provide a through street from Blanco Road. The connection to Summerglen Way has been completed. TXDOT Map
