Zoning: Not zoned. Property lies approximately 60' outside the city limits of Bulverde but is in the Bulverde ETJ. Restrictive covenants for the Sun Valley subdivision expired in 1999.

Frontage: Approximately 220 ft on the northern side of Hwy 46. Approximately 277 ft on Sun Valley Dr.

Traffic: More than 17,000 vehicles per day (2004 est.).

It is approximately 1.8 miles west of Smithson Valley H.S. and FM 3159 intersection.
